This rent agreement is made and executed at Gurugram on 25 April 2026 between:
Mr. Prakash Hegde, son of Mr. Venkatesh Hegde, aged about 54 years, residing at House 118, Sector 15, Part II, Gurugram, Haryana 122001, PAN AHKPH5527D, hereinafter called the Landlord, which expression shall include his heirs, legal representatives and assigns, of the first part;
AND
Ms. Shalini Mukherjee, daughter of Mr. Debashis Mukherjee, aged about 31 years, permanently residing at 14/2 Lake Gardens, Kolkata, West Bengal 700045, Aadhaar XXXX XXXX 6612, hereinafter called the Tenant, of the second part.
The property
The Landlord is the lawful owner of the residential premises at Flat 702, Tower B, Green Meadows, Sector 50, Gurugram, Haryana 122018, consisting of 2 bedrooms, a hall, a kitchen, 2 bathrooms and 1 covered parking space, with the fittings listed in the Schedule below (the Premises). The Landlord has agreed to let, and the Tenant has agreed to take, the Premises on the following terms.
Terms
- Term. This agreement is for 11 months, from 1 May 2026 to 31 March 2027. It may be renewed for a further term by mutual written consent, with the rent increased by 5% on renewal.
- Rent. The Tenant shall pay a monthly rent of ₹32,000 (Rupees Thirty-two thousand only), in advance, on or before the 5th day of each English calendar month, by bank transfer to the Landlord's account with ICICI Bank, Sector 14 branch, account ending 4409.
- Security deposit. The Tenant has paid an interest-free, refundable security deposit of ₹64,000 (Rupees Sixty-four thousand only) by bank transfer, reference UTR 612049887731. The Landlord shall refund it when the Tenant hands over vacant possession, after deducting any unpaid rent, unpaid bills and the cost of repairing damage beyond normal wear and tear.
- Maintenance and utilities. The Tenant shall pay society maintenance of ₹3,500 a month. The Tenant shall pay electricity, water, piped gas, internet and other bills for the term according to actual use and meter readings, and shall show paid bills on request.
- Use. The Tenant shall use the Premises only as a private residence for herself and her family, and shall not use them for any commercial or unlawful purpose.
- Subletting. The Tenant shall not sublet, assign or part with possession of the Premises or any part of them.
- Care and alterations. The Tenant shall keep the Premises clean and in good condition, carry out minor day-to-day repairs such as fuses, taps and bulbs, and shall not make structural changes without the Landlord's written consent. Major repairs, such as structural, plumbing-line or roof work, are the Landlord's responsibility.
- Inspection. The Landlord or an authorised person may inspect the Premises at a reasonable time after giving the Tenant at least 24 hours' notice.
- Lock-in period. Neither party shall end this agreement during the first 6 months, except for breach of its terms. If the Tenant leaves during the lock-in period, the rent for the remaining lock-in months shall be payable.
- Notice period. After the lock-in period, either party may end this agreement by giving the other one month's written notice.
- Handover. At the end of the term, the Tenant shall hand over vacant and peaceful possession of the Premises with all keys and the fittings in the Schedule, in the condition received, normal wear and tear excepted.
- Tenant verification. The Tenant shall provide identity and address proof and passport-size photographs so that the Landlord can complete tenant verification with the Gurugram Police.
- Society rules. The Tenant shall follow the rules and bye-laws of the Green Meadows Residents' Welfare Association and shall not cause nuisance to neighbours.
- Stamp duty and registration. The cost of stamp duty shall be shared equally by both parties.
- Disputes. Any dispute arising from this agreement shall be subject to the jurisdiction of the courts at Gurugram.
